DEPENBROCK erected another residential and commercial building with an underground car park in Hamburg-Fuhlsbüttel for its long-standing client SAGA Unternehmensgruppe. The size is impressive: 163 residential and two commercial units were built on a gross floor area of some 28,000 m².
In view of the size of the construction site (approx. 5,700 m²), the building was constructed according to the Lean Construction Management (LCM) system. The aim of lean construction is to optimise processes and to stabilise and accelerate information and material logistics. The construction process is also divided into cycles for subcontractors, whereby each work cycle is precisely defined. As a result, this method reduces construction time and avoids waste, ultimately achieving a much higher level of efficiency in the construction process.
One challenge was to excavate the construction pit to a depth ranging from 8.50 m to 10.00 m below ground level. A 350-metre-long soldier pile and lagging wall was installed around the pit. The excavation volume for two underground parking levels amounted to over 40,000 m³ of soil. It was also necessary to lower the groundwater level in the entire excavation pit for the structural work in the lower levels.
The fit-out also posed special challenges: Parallel coordination of the finishing trades in two buildings with six units and a total of 163 apartments as well as two commercial units on the first floor level.
