The contract comprised the turnkey construction of an ensemble of nine apartment buildings with full basements in two construction phases. A total of 128 residential units were built in four different building types. Each building has an elevator that serves all floors. All access to and within the residential units is barrier-free. One wheelchair-accessible apartment was built in each of the nine houses.
DEPENBROCK built the König-Ludwig-Quartier between December 2020 and April 2023 in two staggered construction phases as general contractor on a turnkey basis. During the construction phase, individual customer requests such as the construction of additional walls and doors were also implemented. Various equipment options, such as smart home components, also had to be implemented. Nevertheless, individual houses were handed over before the contractually agreed deadline.
Das Energie- und Gebäudekonzept
The houses meet the KfW-55-EE standard. This means that they only require 55 percent of the primary energy that must be used for a new building in accordance with the German Building Energy Act (GEG). A local heating network with two combined heat and power plants was set up for the project. One challenge was the concreting of wing-smoothed, finished basement floors in winter with official approval in order to comply with the immission control regulations for residential areas.
